Can a builder also represent me as a real estate broker in Florida?
Yes. Florida allows licensed professionals to hold both a Certified Residential Contractor license and a Real Estate Broker license. At Schneider Construction & Realty, this dual licensure is the foundation of our builder–broker approach and allows for unified oversight of construction and real estate decisions.
Why does the builder–broker model matter?
Most problems occur between the builder and the agent. Different incentives, assumptions, and handoffs create risk. Combining both roles under one roof eliminates that gap and creates a single point of accountability.
Do you build tiny homes or ADUs?
Yes. We build permanent, code-compliant tiny homes, cottages, and ADUs — not RVs or homes on wheels. These structures are designed to meet local building codes and zoning requirements and are evaluated for livability and resale value.
Do tiny homes appraise?
They can — when they are properly designed, permitted, and constructed as permanent residences. Appraisal depends on location, zoning, comparables, and construction quality. We evaluate these factors before construction begins.
Where do you build?
We primarily serve Gulf Breeze, Pensacola, Pace, Milton, and Santa Rosa County, working within local zoning, flood zones, CRA guidelines, and permitting requirements.
Can you help determine whether I should build or buy?
Yes. One of the advantages of working with a builder–broker is evaluating cost to build versus market value before committing to either path. Sometimes building makes sense. Sometimes buying does. We walk through both options honestly.

We are happy to report our second very professional and very pleasant experience with Eric and his crew.
After damage from Hurricane Sally, we hired some unlicensed and unethical contractors to make repairs and some improvements while they were working. After several months and six figures, they had destroyed more than they improved.
We hired Eric last year to start to repair the most urgent areas in and around our kitchen. In just a few weeks, they had ripped out and repaired the incompetent work by the previous contractors, as well as improving the entire area. Since we were relying on insurance money that was dribbling in, we had to wait to do other areas of the house.
This year we were able to finish the rest of our first floor. We immediately contacted Eric about his availability. Just a few weeks later, our entire main living area is finished, including some unique woodwork designed and created for us.
